Every weekend countless numbers of people go about the rite of rounding up all of their unwanted "merchandise" in order to have a garage sale. If you have ever gone out visiting these sales, you may have noticed that some are much more enjoyable than others. Here are some tips to help you make sure that your garage sale is a winner.

1. Advertise Your Garage Sale

It is a basic fact that you will get a lot more visitors and probably experience more success if people know that your event is taking place. You can purchase low cost ads in local papers to spread the word or you can take advantage of the many free advertising outlets available to you on the Internet. You also should not forget to take advantage of the free advertising space sometimes provided by local retail outlets and grocery stores that allow shoppers to hang advertisements on their bulletin boards. Thousands of local people could see these over a week's time. Before hanging any signs, you should make sure there are no restrictions in your area about what you can hang up. You should also check to see if your town requires a permit to have a garage sale.

2. Do NOT sell Junk

Some people may be tempted to see if they can make a buck or two by putting out some things that should really just go in the garbage or a recycling bin. Do not do this. It is very bad form. You might also be asking for trouble if someone manages to get injured trying to use an item that you knew was broken.

3. Let People Try Things Out

If you are selling items that require electricity to work, provide an extension cord so that potential buyers can test the items before buying them. You should have this set up before the sale ever begins and make it known that you are willing to let buyers try before they buy.

4. Be Honest

This goes hand in hand with not selling junk. If you do not know how old a potential collectible is, just say so. Many people go to garage sales looking for specific collectible items. Although many of them will know a lot about what they collect, you should not knowingly try to pass off reproductions as original items. In the spirit of being honest, you should also answer any questions from buyers as truthfully as possible.

5. Have Enough Change

You certainly plan on selling some items, so you need to make sure that you have change available if a few people in a row decide to cash out using a twenty dollar bill. If possible start out with at least fifty dollars in small bills as a change bank.

6. Only Sell Clean Merchandise

If you are going to sell something, take the time to give it a quick wipe down. Nobody really wants to buy something that is filthy. You might even be surprised at how nice some of your older items look when they are actually cleaned up!

7. Clearly Mark Prices

One of the most common frustrations for buyers at home grown selling events like garage sales is not knowing how much the seller wants for an item. Clearly mark your items for sale so that potential buyers do not have to hunt you down for a price quote. Many potential buyers will pass on an item rather than track down the person having the sale. You do not have to put stickers on everything. Try putting all items with the same price on one table or even a blanket. Place a sign along side of them stating how much the items cost. You might have a one dollar table and a five dollar table set up in one area and then individually price more expensive items in a separate section of your sale.

8. Do NOT Put Price Stickers On Everything

The value of many collectible items has been seriously damaged by over enthusiastic sellers with a pack of colorful stickers. Placing price stickers on items like old paper back books can result in irreparable damage when the sticker is removed. Likewise, do not place price stickers on old labels, album covers or anything that could possibly tear or otherwise be damaged when the sticker is taken off by the buyer. 9. Be Nice to Your Customers

Believe it or not, some people are actually rude to the people who arrive at their sale. Often this is a disgruntled spouse who did not really want to be bothered with a sale. Regardless of the reason for the grumpiness, being nasty to your customers will only result in people leaving without buying anything.

10. Remember That It is a Garage Sale

Sometimes people get caught up in a sort of collectible fever and decide to price everything they are selling based on a story they heard about someone making money by selling their old items on eBay. You must remember that you are having a garage sale to get rid of your extra stuff. Most of the time, pricing things as if you were running a collectibles shop will only result in your having to haul that item back in from the curb. If you want to sell the item on eBay, do it, but you should not expect to get top dollar prices from garage sale shoppers. Most people will just look at you like you are crazy and then leave.

Top Ten New Cocktail Recipes

People are always on the look out for the best new drink recipes. The mojito, the martini and the margarita appear to be the most popular drinks in bars across the US. But people are picky and bar patrons are always looking out for the best new trend. The eighties were probably the golden age of the cocktail, but slowly the cocktail is making a comeback. Even those multi-colored shooters (the bane of bartenders worldwide) are showing up gain.
So what are the top bartenders in New York, Boston and New Orleans making for their customers. What cocktails are the hottest these days? What golden oldie is making a comeback?
Some are new and are becoming faves across the south and northeast.

1. Sour Orange Daiquiri

Top Ten Hot New Drink Recipes

Juice of one sour orange

Three big dashes sugar syrup*

6 oz. aged rum

1 1/2 oz. Grand Marnier or good curaçao

Orange slice

This recipe makes two cocktails in 5oz. martini glasses
*If you do not have sugar syrup on hand, just make some ahead of time; boil equal amounts of sugar and water together until sugar dissolves and a light syrup forms. Cool, then refrigerate. Chill cocktail glasses. In cocktail shaker, add ice, then the main ingredients listed. Shake thoroughly to mix and chill. Pour into glasses and garnish with an orange slice.

2. Key Lime Pie

3/4 oz Licor 43*

1 oz. Vodka

1/4 oz Rose's sweetened lime cordial

1/2 oz Milk or cream

Pour ingredients into shaker filled with ice, shake and strain into glass.
* It's a Spanish citrus vanilla liqueur as old as the hills but growing in popularity

3. Ginger Rogers

Two dashes Angostura bitters

The juice of half a lime

1 oz. Grand Marnier

I oz. aged rum

Jamaican ginger beer to fill

Mint sprig for garnish

Fill a highball or tall cooler glass with ice. Coat ice with bitters, then squeeze lime, dropping in spent shell. Add liquor top with ginger beer. Garnish with mint.

4. New Orleans Martini

3 oz vanilla vodka

Splash of dry vermouth

1/2 oz. Pernod

1 dash Angostura bitters

Fresh mint sprig

Combine vodka, vermouth and pernod in a cocktail shaker with cracked ice and shake well. Strain into a chilled martini glass and garnish with mint sprig.

5. A Piece of Ass

1 oz. Amaretto

1 oz. Southern Comfort

Sour mix

Put ice in highball. Pour in shots. Fill with sour mix

6. Irish Flag

Two parts Green Creme de Menthe

Two parts Bailey's

One part Brandy

Layer creme de menthe, Bailey's and brandy in a shooter glass.

7. Red Headed Slut

1 1/2 oz Jägermeister

1 1/2 oz Peach schnapps

Cranberry juice

Mix in shot glass. Shoot. (You have to love if not just for the name.)

8. Junior Mint

1/2 oz. Malibu rum

1 oz. white Creme de Cacao

1 oz. White Creme de Menthe

Combine all ingredients with ice, shake, and strain into old fashioned glass

9. Three-Mile Island Iced Tea

1/2 oz. Gin

1/2 oz. Light rum

1/2 oz. Tequila

1/2 oz. Triple sec

1/2 oz. Vodka

Coke

Sweet and sour mix

1-2 dash Bitters

One lemon wedge

Fill 14oz glass with ice and pour in liquor. Fill to two thirds of glass with the the cola and remainder with sweet & sour. Top with dash of bitters and lemon wedge.

10. English Channel

2 oz. Bailey's Irish Creme

½ oz. Drambuie

½ oz. Cointreau

Pour all three over ice and mix. Looks like the English Channel but tastes way better.

Children At Work: Looking at Child Labor in the Victorian Age

Today, it isn't that uncommon for some children and teenagers to work. They may earn extra money by baby-sitting, doing yard work, or maybe even walking dogs. Others, once they go on to high school, may go to work in their local grocery store, malls, or food chains. However, in the Victorian Age, it wouldn't seem at all strange to see children as young as five or six, go to work full-time (sometimes sixteen hours a day!) in often dangerous conditions.

As you read, ask yourself questions. Why do you think children so young were working? What type of jobs do you do for extra money? What types of jobs did the Victorian Age children have to do? What would you do to help stop child labor? How different do you think your life would be if instead of getting an education, you had to go to work in a paper mill, or on an assembly line?

Why Did it Happen?

Children At Work: Looking at Child Labor in the Victorian Age

During the first United States Census, the number of children working in 1870 equalled nearly 750,000. This only included children under the age of 15, and didn't count those children who were working on their family farms, or in the family's business. The number of children working continued to increase as new technology and the Industry grew. What were some of the things that caused families to send their children to work? What about the employers that hired them?

Poverty

One mother in the Victorian Age, Mrs. Smith, said this:


"I have three children working in Wilson's mill; one 11, one 13, and the other 14. They work regular hours there. We don't complain. If they go to drop the hours, I don't know what poor people will do. We have hard work to live as it is... My Husband is one of the same mind about it... last summer my husband was 6 weeks ill; we pledged almost all our things to live; the things are not all out of pawn yet... We complain of nothing but short wages... My children have been in the mill three years. I have no complaint to make of their being beaten... I would rather they were beaten than fined."

Another roadblock to change was that most people thought that by letting children have jobs, it would serve to help the poor families to make more money.

There were many ways that children entered the workforce. Orphaned children were often sent to a distant mill or factory owner for feeding and care while working to earn their keep. Others were indentured, or sold to a business owner by their parents for a designated number of years. Other, more fortunate working children lived with their families while working full-time.

Industrial Needs

While some factory owners and leaders of the industries spoke out against putting children to work so young, others hired children because they weren't paid as much as adults did. Children were also hired for factory and mill jobs because many of the machines that they used were very small. In their eyes, children were the ideal candidates to work the machines, and to fix them when they broke.

It's also important to remember that children were raised and treated differently in the Victorian Age. There were some employers who didn't think that there was anything wrong with hiring young children to work. They believed that by hiring these children, the children would eventually grow-up as responsible, hard workers.

However, as you will see in the next section, many of the jobs that children obtained were often very hard, at times even dangerous.

Working for a Living

When teenagers go to work today, they can choose from many types of work. They can be cashiers, fry cooks, baby-sitters, front desk clerks, stockers or create their own lawn service. Children of the Victorian area didn't have these options.

So, what did these kids do for a living?

The most fortunate working children were hired on as apprentices for the major trades of the era. Some of these trades would include:

While the children were still required to work, and sometimes required to work long hours, they were at least lucky enough to learn a profitable trade, which offered hope to them for their future.

Younger children might have started out working as street sweepers, "scavengers" or by selling newspapers. Scavengers were children who searched through trash, rubbish and refuse for items they could sell to junk stores, or even to their neighbors. Some of these items might have included pieces of rope, or metal scraps.

Still other children went to work in more dangerous conditions.

These are only a few examples of the hard work children would face, sometimes working up to 90 hours a week!!

Sometimes the children who went to work and were often away from adult supervision would fall into criminal activity. They would wind up involved in things like gambling, stealing, and sometimes even prostitution.

Making a Difference

Many people worked very lard and hard to help protect children from being taken advantage of by the industries. Some key people who fought to control child labor were:

Charles Loring Brace - created the Children's Aid Society Lewis Wikes Hine - photographer who exposed the child labor problem to the public at large President Woodrow Wilson - created the Keating-Owen Act (see below) Lord Ashley - created the Children's Employment Commission in 1842 Charles Dickens - wrote and spoke out against child labor. For more information, read Oliver Twist Karl Marx - helped incite public opinion Michael Sadler - worked on the "Ten-Hour Movement"

Organizations involved in gathering support from people and law makers to control child labor include:

"Short Time Committees" The Children's Aid Society The National Child Labor Committee

Progress was sometimes slow, but always encouraging. Several Factory Acts (1819-1878) emerged in England, which increased the minimum age of children who were able to work. Along with the Factory Acts, there was the "Ten-Hour Movement" which limited shifts to ten hours, with a weekly limit of fifty-eight hours. Other laws in England that influenced the change of child labor laws included Lord Ashley's Children's Employment Commission (1842), followed by the Coal Mines Act in 1843. This Act stopped the Coal Mines from hiring women, or boys under the age of ten.

In America, activists joined together in groups and coalitions to work for labor law and reform, or change. They received a small victory in 1916, when President Woodrow Wilson created the Keating-Owen Act, which banned the interstate (between two or more states) sale of any items produced by child labor. However, this Act was later deemed unconstitutional. The real victory came in the year 1938, with the Fair Labor Standards Act. This Act created a national minimum wage and set the national working age to sixteen (eighteen if the job was dangerous). Children aged 14 and 15 were allowed to work under certain conditions and fields of work, but only after school hours.

Because of the efforts of the Victorian people and the new laws it created for the children of England and America, child labor isn't as large of a problem... for us. But child labor hasn't disappeared! According to some recent surveys and studies done by the International Labor Office, estimated 250,000,000 kids between five and fourteen were working. Of these children, 120,000,000 are working full-time, often in dangerous conditions.

Top 10 Questions About Loan Modifications

The loan modification process can be frustrating and confusing for many distressed homeowners. If you are considering contacting your lender about a loan workout to avoid foreclosure, you need to get as much information upfront as possible so you will be prepared and able to present your case in the best possible light. Programs and guidelines are changing and it is getting much easier for homeowners to get the help they need.  To help you understand how the process works and what you can expect, here are the Top 10 Questions and Answers:

What exactly is a loan modification? A loan modification is a permanent change in one or more terms of a borrower's home loan, allows the loan to be reinstated, and results in a payment the homeowner can afford Can the lender include late charges in the Loan Modification? The federal plan mandates that the bank waive any administrative charges, late fees and penalties when offering a loan workout. How will the new government programs help me get a loan modification?  The Federal government has allocated billion dollars to subsidize lenders and servicers who offer a loan workout to their clients.  Now, the banks will have a monetary incentive to offer help to qualified borrowers.  In addition, homeowners who pay their new modified payments on time will be eligible up to 00 credit to their loan balance. How do I know if I will qualify for a loan modification? The number 1 criteria your lender is looking at is your ability to make the new modified payment now and in the future. You need to supply the lender with proof of your income, along with a complete and accurate financial statement detailing your income and expenses to show them that if granted the modification, you will be able to afford the new, lower payment.  You must also be able to demonstrate that you are facing a financial hardship-lower income or higher expenses for example. Do I have to be currently delinquent on my payments to get a loan modification? President Obama has included a special incentive under the Home Affordable Modification Plan that will pay lenders an extra bonus for reaching out to homeowners not yet delinquent but at risk in the future.  The goal is to help borrowers before they fall into default. What is an acceptable Hardship situation? Each homeowner has a unique set of circumstances that caused them to fall behind on their home loan, but generally the lenders consider divorce/separation, loss of income, death of spouse, co borrower or family member, illness, job relocation, military service to be acceptable reasons to consider a loan modification. A compelling hardship letter included in your application is a very important part of a successful application. Will a loan modification help me stop foreclosure? Yes, that is the goal-by working with your lender to find a loan workout solution, your loan is brought current and the foreclosure process is halted. Can my missed payments be added back into my new loan modification? Yes, the arrears can be added to the new loan balance and spread out over the term to allow the loan to be brought current. Can I do a loan modification myself or should I pay someone to represent me? That is entirely up to you and your comfort level with dealing with your lender.  The Treasury Department is strongly discouraging the payment of any fee to a third party to represent you in a loan workout. Regardless of what you decide, the first thing you should do is learn all you can about the process, your legal rights, and what it takes to get your application approved.  An informed homeowner is harder to take advantage of and will have a much greater chance of success. So how do I get started to modify my loan? Before contacting your bank's loss mitigation department or a loan mod company, do your homework-learn as much as you can about the loan modification process so you can make informed decisions.

President Obama's Home Affordable Modification Plan offers real hope for millions of homeowners who need a solution to stay in their home.  Not everyone will qualify however, and interested borrowers will have to complete loan modification application forms, provide proof of their income and meet certain eligibility requirements.  Most lenders are participating in this new government subsidized plan, and homeowners are encouraged to learn how they can qualify and apply for a loan workout and avoid foreclosure.
